Where a rent-proposal pack usually fails
- Wrong form. After 1 May 2026, private landlords in England must use Form 4A — not social-housing Form 4, not a homemade letter.
- Official blank that may not print. Official Form 4A is an AcroForm; typed values often sit in fields that never draw on paper. A tribunal file needs a flattened print copy. That is why NoticePack stamps and flattens the official form.
- Deemed service traps. Two months runs from deemed service (email, first-class post, hand), not from the day you meant to send. Email on the last possible day is often too late.
- Agent fees for the same paperwork. Typical agent notice fees sit in the £120–£750 range. Published examples include Savills £285 and Connells £300 (schedules checked Sep 2026). NoticePack is priced against invalid DIY notices and those fees, not against a free Form 4A.
What the free Form 4A still leaves you to do
A free Form 4A already exists. The official GOV.UK download is a blank prescribed form. Noticr’s free tier generates a full Form 4A PDF for up to five tenancies. LLCR offers a free Form 4A generator, and a free one-property plan. Those give you the prescribed notice. NoticePack is not the only Form 4A generator.
A free Form 4A — blank or generated — is the statutory notice. You still assemble the rest of a tribunal-file pack:
- A covering letter that states it is not the statutory notice
- A deemed-service calendar (hand / first-class post / email)
- A certificate-of-posting and email-header checklist
- An optional agent letter: do not serve a second notice
- A deposit prescribed-information sheet (scheme, amount, address, dispute contacts)
- A flattened print-ready Form 4A if you started from the official GOV.UK blank (an AcroForm whose typed values often do not draw on paper)
A free generator may also email a short serve reminder. That can help; it is not the covering letter, deemed-service calendar, deposit sheet, and flattened print pack in one zip. NoticePack sells that finished pack for £39. It does not replace the free official form.
