The problem with DIY and cheap blanks

• Wrong form. After 1 May 2026, private landlords in England must use Form 4A — not social-housing Form 4, not a homemade letter.
• Fillable PDFs that do not print. Official Form 4A is an AcroForm; typed values often sit in fields that never draw on paper. A tribunal file needs a flattened print copy.
• Deemed service traps. Two months runs from deemed service (email, first-class post, hand), not from the day you meant to send. Email on the last possible day is often too late.
• Agent fees for the same job. Many agents charge £120–£750 to prepare a rent-increase notice. You compete with invalid DIY notices and those fees — not with the free blank GOV.UK PDF.
